Paseo Adjacent
A Paseo is an urban design feature within the Miami 21 Zoning Code. Some projects are required to place a Paseo based on the lot size and dimensions.
A Paseo is an access way limited to pedestrians connecting streets, plazas, alleys, garages, and other existing and future public spaces abutting a property.
There are four north-to-south paseos already completed linking the streets between North Miami Avenue and NW 1st Avenue.
The Paseo directly adjacent to 82 NW 28th Street (Subject Property) is currently under construction. The northern most Paseo is well underway, and has a large plaza courtyard.

Northeast Corridor Train Station Proximity
The Northeast Corridor is the Miami-Dade portion of the Coastal Link, which extends from Downtown Miami to the City of Aventura, along the existing Florida East Coast (FEC) railway tracks, approximately 13.5 miles. Approved Project First Floor Plan
The Ground Level includes a lobby with access to two passenger elevators to reach the upper levels. The entrance is slightly recessed on the main facade and clad in custom metal. A metal awning with downlights is positioned above.
The ground floor space includes an interior area of 3,457 SF, an exterior covered terrace of 2,120 SF, and a garden area. The entire garden enclosed private outdoor garden area is 5,247 SF. There are also sunshade louvers between each column, offering additional semi-covered space. The ground-level space has two sets of doors on the north to the sidewalk and has a gate directly into the garden. Additional access could be opened from the lobby.
A separate service corridor includes access to the service elevator, air-conditioned trash rooms, and a rear door of the ground-level space.
The entire enclosed area on the ground level is 5,525 SF.
Approved Project Second Floor Plan
The second level includes the electrical room, plumbing room, small office, janitor closet, and three storage rooms. Two areas labeled as open below, which include 22'+ clear heights, are in the front lobby and the ground floor space.

The third level includes a 4,960 SF interior area and a 1,990 SF covered terrace adjacent. The simple, organized structural grid allows for interior layout flexibility. Nearly full-height windows and door assemblies provide ample light into the space and amplify the height.
On the north and south of the outdoor covered terrace is a custom metal screen with a planter box beneath it, allowing flowering vines to weave through it, creating an interesting privacy screen.
This helps to focus the attention of this space to the view of the garden to the east.
This level begins 24' above the sidewalk and private garden. The view north will include the tops of the trees planted in the front setback. To the east, the view will include the lush tree canopy planted within the private garden and the trees in the neighboring Paseo.
This level is 16'10" above the maximum typical floor height of 14'0", requiring it, per Zoning, to be referred to as the third/fourth level, making the level above it the fifth level.

The top level, Level Five, includes a 2,874 SF indoor area with 20'4" floor-to-floor height.
The outdoor terrace is 4,072 SF. The left half has a covered ceiling, and the right half includes retractable awnings in each of the five bays.
The organized structural grid will create an interesting back-drop for the space.
On the north and south sides of the outdoor terrace, there are custom metal screens with planter boxes beneath, allowing flowering vines to weave through them and creating an interesting privacy screen.

APPROVED PROJECT FRONT (NORTH) ELEVATION
The front facade (north) presents as two volumes, one as a large rectangular mass and the adjacent frame that creates the outdoor terraces. The windows utilize a repeating square mullion pattern and are evenly spaced across the facade in a contemporary rationale design motif. The main entrance to access the upper levels is recessed metal accents and a metal awning with downlights. Two more pairs of doors provide access to the ground floor space. There is a stone plinth bolstering the building to the sidewalk. A discreet opening with the service doors set back offers staff and delivery access.
The frame on the east forming the terraces has custom metal screens on each level, with a planter box below for flowering vines. The building is pulled off the east property line to allow a lush private garden to grow. The Paseo on the neighboring property provides additional open space.
APPROVED PROJECT SIDE (EAST) ELEVATION
The east side facade shows the distinct frame that holds the outdoor terraces. The square mullion window pattern continues on this facade, bringing light into the indoor spaces.
On the ground level, metal awnings between the six columns add sun shading and enclosure for the occupants, helping focus the attention on the lush garden to the east.
APPROVED PROJECT SECTION (EAST-TO-WEST)
The building includes a metal deck with topper slab and metal joist construction for the interior spaces, this allows for modifications on plumbing locations in the future that a concrete slab would not allow. The webbing of the joists can also be used to run building systems.
The floors of the two outdoor terraces are both poured concrete, to allow for a thin and strong construction. There is a soffit formed below each terrace, to provide room for lighting or other material design.
